Sales have slowed to 1,660 transactions, a drop of about 16% from last year, and the residential benchmark price has eased to $570,000\u2014down nearly 1% overall. Condos are leading this softening: apartment benchmarks are now at $295,000, about 8% lower year-over-year, and row homes have settled at $415,000 after a 5% annual dip. Detached homes are holding steadier at $744,000, just under 1% lower than last year, while semi-detached homes actually saw a modest gain, reaching $691,000.<\/p>\n<p>Inventory levels have shifted, too. New listings in Calgary totaled 3,140, down 10% compared to last year, and overall available homes for sale reached 6,510\u2014a slight drop year-over-year. The dynamics are differing across price ranges: increased supply is making higher-end properties more accessible, while strong rental demand is slowing the move from renting to buying for some entry-level buyers.<\/p>\n<p>Having worked with many new immigrants and local investors, I know navigating these changes can feel overwhelming.
