In Alberta, the new home warranty is tied to the property itself\u2014it stays with the home after resale and begins as soon as there\u2019s occupancy, permission to occupy, or a title transfer, whichever comes first. There are currently seven warranty providers in the province, and every municipality must confirm that builders are licensed and that homes have proper warranty coverage before granting permits. Since December 1, 2017, all new-home builders need an active license, and no home built on or after February 1, 2014, can be sold or listed without registered warranty. Agents, including myself, always verify coverage as part of our due diligence.
