Understanding Alberta’s new home warranty rules is essential for anyone buying, selling, or listing a property built after February 1, 2014. As a REALTOR® and broker serving Calgary’s diverse communities, I see how these details can impact both first-time buyers and seasoned investors. In Alberta, the new home warranty is tied to the property itself—it stays with the home after resale and begins as soon as there’s occupancy, permission to occupy, or a title transfer, whichever comes first. There are currently seven warranty providers in the province, and every municipality must confirm that builders are licensed and that homes have proper warranty coverage before granting permits. Since December 1, 2017, all new-home builders need an active license, and no home built on or after February 1, 2014, can be sold or listed without registered warranty. Agents, including myself, always verify coverage as part of our due diligence. Buyers and real estate professionals can check the property registry for details on both the home’s warranty and the builder before making any decisions. I make it a priority to guide my clients through these regulations, ensuring they feel confident and protected at every step.

Average home prices are expected to hover around $645,000, holding steady as our city’s robust construction activity and increased housing supply balance out the demand from Calgary’s growing population.
For tenants, there’s good news: a projected rental vacancy rate of 5.8% points to a more flexible rental landscape, thanks to substantial new supply. And with housing starts forecast at 21,000 units, Calgary remains one of Canada’s most active markets for residential construction—a testament to the city’s ongoing growth and opportunity. As someone who specializes in guiding both new immigrants and investors, I know how important these trends are for planning your next move with confidence.

Calgary Sales Slowed, Prices Eased Overall
As we move through mid-Q3, Calgary’s real estate market is showing some interesting shifts that I’m seeing firsthand in my work with buyers, sellers, and investors. Sales have slowed to 1,660 transactions, a drop of about 16% from last year, and the residential benchmark price has eased to $570,000—down nearly 1% overall. Condos are leading this softening: apartment benchmarks are now at $295,000, about 8% lower year-over-year, and row homes have settled at $415,000 after a 5% annual dip. Detached homes are holding steadier at $744,000, just under 1% lower than last year, while semi-detached homes actually saw a modest gain, reaching $691,000.
Inventory levels have shifted, too. New listings in Calgary totaled 3,140, down 10% compared to last year, and overall available homes for sale reached 6,510—a slight drop year-over-year. The dynamics are differing across price ranges: increased supply is making higher-end properties more accessible, while strong rental demand is slowing the move from renting to buying for some entry-level buyers.
